Revival of Hudson House

Part 2 Project 2025

The concept of this project surrounds the unsustainable development practice of demolishing a functioning building in favour of building a new, more aesthetically pleasing building. Often new buildings are much better performing and lower in operational carbon than the demolished building, however, this does not always offset the carbon ‘wasted’ in the discarded materials of the original building.

The project began by mapping demolitions in York, where Hudson House, a Brutalist office building, was identified. It comprised of 4 blocks built in 1968 as a headquarters for British Rail. This building was demolished in 2018, resulting in a huge waste of materials including over 10,000 tons of concrete. Although the building wasn’t listed, it did have heritage value, and its demolition was not well-justified.

This project proposes instead an alternative scenario where the building was saved, reused and retrofit as affordable housing. It’s also extended vertically to increase the number of units and has had the facade extended with balconies in some places. The design also features educational and community spaces on the ground floor, and roof gardens. Different typologies of flats are arranged on each of the upper floors to be inclusive of everyone and create a multigenerational community.
